The ORA Scores for the Top 16 MSAs for Rent Growth, and the Top 5 Properties in Each

Methodology
In an ongoing series of ORA™ Power Rankings, MFE periodically publishes a new ranking of apartment properties and management companies based on different parameters. The ORA™ Power Rankings is powered by J Turner Research. To arrive at the aggregated score, J Turner Research tracks and analyzes the online reputation of more than 62,000 apartment properties across all review websites on a monthly basis. To overcome the challenge of multiple ratings scales, the company has devised a statistical model to establish a single score for each property. This score, based on a 0 to 100 scale, serves as a benchmark to compare and contrast individual properties and portfolios nationally.

In July, MFE highlighted the top 16 MSAs (metropolitan statistical areas) in rent growth for new residents for the first half of 2016 based on a study by MPF Research. The latest ORA™ Power Rankings evaluates the online reputation of these top rent-growth MSAs. We rank the top five properties in each MSA and highlight individual average ORA™ scores.

Overall, the top rent-growth MSAs are performing below the national average with regard to their online reputation. The top 16 markets’ average ORA™ score is 56.06, marginally below the national average of 56.83. Ten of these 16 markets scored below the national average. These include Sacramento, Calif., the leading MSA for rent growth, whose ORA™ score is 55. Salt Lake City, the second-highest rent-growth MSA, had the lowest ORA™, at 52.

These results beg the question, Does high rent growth have an inverse relationship with online reputation?

With an ORA™ score of 60, Milwaukee is the No. 1 MSA for online reputation among the top rent-growth markets; the metro tied with Las Vegas and Minneapolis–St. Paul to rank 11^th on the top 16 list. Gaslight/Corcoran Lofts (86), managed by Mandel Group, is the top-ranking property in Milwaukee.

Cincinnati and Minneapolis–St. Paul both scored 59, to rank second for online reputation among the top rent-growth MSAs. Cincinnati tied with Jacksonville, Fla., and Dallas to rank 14^th on the original top rent-growth market list.

Dallas is home to the top-ranking property among all top five properties in the top rent-growth MSAs: Everton at Bellmar, managed by Knightvest Management, registered 96 to earn this distinction.

In the table and map below, find the average ORA™ score for each MSA, ranked by rent growth, as well as the top five properties in each of the MSAs.
